How much does a home inspection cost in Texas?

Home inspection cost in Texas depends on square footage, age of the home, and which add-ons you include (pool & spa, sewer scope, septic, sprinkler, thermal imaging). Most full home inspections in Austin, San Antonio, Round Rock, and the surrounding Central Texas market range from a few hundred dollars for a small base inspection to higher tiers for larger homes with multiple add-ons. What makes CenTex different from other home inspectors?

Most home inspection companies stop at a written report. We don't. Every CenTex inspection comes with a detailed video summary in addition to the full written report, walking you through the key findings, why each one matters, and what to ask your real estate agent or contractor about next. Most clients tell us the video is the best part of the entire inspection. Most companies don't offer it. For us, meeting the TREC Standards of Practice is the bare minimum, not the goal. We don't cut corners. The complete written report and the video summary are delivered the same day as the inspection.

What does a TREC-licensed home inspector check?

A TREC-licensed inspector follows the Texas Real Estate Commission Standards of Practice. We evaluate structure, foundation, roof, attic, exterior, electrical, plumbing, HVAC, water heater, and any visible safety issues. The written report covers the findings, and a video summary walks you through the key items before you close on the home.

How long does a home inspection take?

A typical home inspection takes 2 to 4 hours on site, depending on the size and condition of the property. Larger homes, older homes, and properties with detached structures or crawl spaces take longer. Buyers and real estate agents are welcome to attend the inspection. It’s a great chance to ask questions about systems and maintenance. Most reports are delivered the same day as the inspection.

Do you offer 11-month warranty inspections?

Yes. An 11-month warranty inspection is performed before your builder's 1-year warranty expires. We document the defects we find (framing, finishes, mechanical issues, settlement, drainage problems) so you can submit a thorough warranty claim to your builder before the warranty window closes. This is one of the most valuable inspections a new-build homeowner can order. Common in Austin, Cedar Park, Round Rock, Pflugerville, and Georgetown new-construction communities.

Can I get an inspection report same-day?

Yes. CenTex inspection reports and video summaries are always delivered the same day as the inspection, usually within a few hours of leaving the property. The written report covers the findings; the video walks you through the key items. This matters during option periods when buyers and real estate agents need time to negotiate repairs.

What's the difference between a pre-purchase and pre-listing inspection?

A pre-purchase inspection is ordered by a buyer during the option period to identify defects before closing. A pre-listing inspection is ordered by a seller before going to market, so any issues can be addressed or disclosed up front. Both follow the same TREC Standards of Practice. Pre-listing inspections are common in competitive Austin and San Antonio markets where sellers want to remove negotiation friction.
